How long has the Hemlock Farms community been in existence? 

Hemlock Farms was established on the former historic Brewster Estate – an exclusive lakeside community with a 50-plus-year tradition.

What are the taxes?

Pennsylvania fully exempts all income from Social Security or from retirement accounts like a 401(k) or an IRA. It also exempts pension income for seniors age 60 or older. While its property tax rates are slightly higher than average, the average total sales tax rate is among the lowest in the country.

Hemlock Farms is a gated community with its own Public Safety department that provides 24/7 security and emergency services.


What is the zoning, and can we live there full time?

Yes, Hemlock Farms is a four-seasons residential recreational community.

Are there restrictive covenants and architectural controls?

There are some restrictions enforced to ensure our community is welcoming and safe for our all our members and visitors. Your real estate agent can answer any specific questions or concerns that you may have.


How is Hemlock Farms managed?

Hemlock Farms is a self-managed community with a nine-member elected Board of Directors governed by an established set of rules and regulations outlined in the members’ handbook provided to all new residents. Hemlock Farms employs a full-time staff to handle the day-to-day operations of the community. 

What are the fees/dues and what do they cover?

Members of our community are responsible for their independently owned lot, while the remainder of the community (roadways, public facilities, structures, and grounds) is managed and maintained with funds raised via membership dues. 


Where does the water come from?

Hemlock Farms owns its own water company. Water supplied to the Hemlock Farms Community comes from five ground water wells deep below the earth’s surface. These wells are located within the community and are monitored daily under the supervision of the water company’s licensed Water System Operator using a state-of-the-art Supervisory Control and Data Acquisition (SCADA) System. Our water is tested regularly to meet the quality mandates set and enforced by the Pennsylvania Department of Environmental Protection (DEP).



What type of infrastructure does Hemlock Farms have?

There are more than 75 miles of paved roads, five groundwater wells, septic systems, electric, and cable services. Hemlock Farms’ 4,500 wooded acres include lake access, mountain views, hiking trails, nature conservancy, and historic and newly constructed buildings and structures.

How are the roads maintained?

Hemlock Farms maintains all roads within our community including paving, cleaning,
and snow removal. 


What natural elements and wildlife can be found in Hemlock Farms? 

Our 4,500 natural wooded acres is home to an abundance of wildlife. The Hemlock Farms Conservancy is actively engaged in protecting the environment and character of our community. 

Does Hemlock Farms have high-speed Internet service, and cable television?

Yes, Hemlock Farms is served by Blue Ridge Communications (cable), DIRECTV (satellite) and DISH (satellite) for Internet service and cable television.


What’s nearby?

There are several food markets and eateries conveniently located just outside our gates. The quaint and historic town of Milford is within 15 miles and Matamoras – with several shopping plazas and box stores – is within 20 miles. Nearby links

The Wallenpaupack School District, Delaware Valley School District, and East Stroudsburg School District serve the members of our community.


Are there houses of worship nearby?

Yes, within our gates there is The Jewish Fellowship, The Church of Hemlock Farms (interdenominational), and St. John Neumann (Catholic) is adjacent.  


Is there accessible health care and hospitals?

Hemlock Farms has emergency services that include fire, paramedic, and life support (ALS-air lift services). There are seven hospitals and medical facilities within 15-40 minutes from Hemlock Farms. Pike county also has many Holistic Practitioners

Is there public transportation?

Shortline Bus ( I84/Rt 739) and NJ transit (Port Jervis), offer the members of our community daily transportation to and from NYC.
